Instagram Reels for Real Estate Agents: A Beginner’s Guide

September 4, 2026 by

If you’re an agent or broker who hasn’t started posting Reels yet, here’s the practical version of where to start — including the technical basics that actually affect how well a Reel performs.

Pick one format first

Property-tour Reels (a fast-paced walk through a listing) and agent-led Reels (you presenting on camera) are the two easiest formats to start with — pick one rather than trying both at once.

The technical basics

Reels are shot and delivered vertical (9:16 aspect ratio, typically 1080x1920px), not cropped down from a horizontal video — cropping loses framing and often cuts people or key features out of shot. Instagram’s own interface elements (the caption, profile name and action buttons) overlap roughly the top and bottom 15% of the frame, so text and key visuals need to sit in the safe area in between. Shorter Reels, generally under 30 seconds, tend to hold viewer attention and get rewatched more than longer cuts.

Captions, audio and hashtags

Most viewers scroll with sound off, so on-screen captions matter more than the audio track for getting your message across — we build captions into the edit rather than leaving them to Instagram’s auto-generated version, which frequently mishears property names and localities. Trending audio can help a Reel surface in the Explore feed, but it should sit under, not over, a clear spoken or captioned message about the property itself.

Consistency beats production value

A simple Reel posted weekly outperforms a single perfect Reel posted once. Plan for a posting rhythm you can actually keep up with, rather than a one-off shoot that goes quiet after a week — see how we think about this for individual agents on our Agents & Brokers page.

Where the crew comes in

We handle the filming, direction and editing for both formats — see Real Estate Reels or Agent-Led Videos for what’s included, and our comparison of Reels vs. full walkthrough video if you’re deciding which to book first.
